Kondo is a real estate partnership platform. Before you apply to partner on any listed property, please read these disclosures carefully. Participation involves financial risk and is subject to regulatory requirements. This document does not constitute legal or investment advice.
Kondo is a technology platform that connects individuals and organisations ("Partners") with real estate opportunities. Kondo does not provide investment advice, financial planning services, or guarantees of any kind. We act solely as a facilitator between property owners, project promoters, and prospective partners.
Participation on Kondo does not create a fiduciary relationship between Kondo and any partner. All partnership decisions are made at the sole discretion of the parties involved.
Kondo is a marketplace, not a fund manager or property developer. We curate and list opportunities; we do not manage, operate, or guarantee the underlying assets.
Real estate partnership carries inherent risks. These include but are not limited to the following:
Market Risk: Property values fluctuate due to economic conditions, interest rate changes, inflation, and local market dynamics. Past performance of similar assets is not a reliable indicator of future returns.
Liquidity Risk: Real estate is inherently illiquid. You may not be able to exit a partnership or sell your interest quickly or at a favourable price.
Development Risk: For projects under development, there is no guarantee that construction will be completed on time, within budget, or at all.
Regulatory Risk: Changes in land use law, taxation, zoning, or government policy may negatively affect the value or viability of a property.
Counterparty Risk: The performance of a partnership depends partly on the reliability, competence, and financial health of co-partners and promoters.
Force Majeure: Natural disasters, civil unrest, or other extraordinary events may affect property assets in ways that cannot be predicted or mitigated.
Any projected figures, yield estimates, or financial models displayed on property listings are illustrative and based on assumptions that may not be realised. Actual results may differ materially from projections.
You should only commit capital you can afford to place at risk for an extended period without adversely affecting your financial position.

To apply as a partner on Kondo, you must be at least 18 years of age and legally capable of entering into binding contracts. Organisations must be duly incorporated or registered under applicable law.
Kondo reserves the right to conduct identity verification, anti-money laundering (AML), and know-your-customer (KYC) checks on all applicants. Applications may be declined at Kondo's sole discretion and without obligation to provide reasons.
In accordance with Nigerian financial regulations, all partners are subject to ongoing due diligence. You agree to provide accurate documentation and to notify Kondo of any material change in your circumstances.
Kondo operates under applicable Nigerian law and is subject to oversight by relevant regulatory authorities. We are not a licensed fund manager or investment house. Depending on the structure of a specific partnership, securities laws or investment regulations may apply, and partners are advised to seek independent legal counsel.
Nothing on this platform should be construed as an offer or solicitation to buy or sell securities in any jurisdiction where such activity would be unlawful.
Kondo may earn fees, commissions, or other compensation from property promoters or project sponsors whose listings appear on the platform. Such arrangements are disclosed at the point of listing where required by law, but may create incentives that diverge from the interests of prospective partners.
Kondo personnel may hold personal interests in properties listed on the platform. We maintain internal policies to manage such conflicts; however, partners should independently evaluate all opportunities.
Information you provide during registration, KYC processing, or application submission is collected and used in accordance with our Privacy Policy. By participating on Kondo, you consent to the processing of your personal data for operational, compliance, and regulatory purposes.
We do not sell your personal data to third parties. Certain data may be shared with regulatory bodies, legal counsel, or financial institutions as required by law or contract.
To the maximum extent permitted by applicable law, Kondo and its officers, employees, and agents shall not be liable for any direct, indirect, incidental, consequential, or special damages arising from your use of the platform or participation in any listed partnership.
Kondo's aggregate liability to any partner shall not exceed the total fees paid by that partner to Kondo in the twelve months preceding the claim.
Kondo reserves the right to amend these disclosures at any time. Material changes will be communicated via the email address on record at least 14 days before taking effect. Continued use of the platform following such notice constitutes acceptance of the revised disclosures.
